Core Valuation Methodologies:

Sales Comparison Approach:

This method involves comparing the subject asset to similar assets that have recently sold in the market.

Adjustments are made for differences in characteristics, such as location, size, and features. It is particularly effective for residential real estate but is also applicable to multifamily and commercial properties with ample comparable sales data.

Income Approach:

The Income Approach focuses on an asset’s ability to generate future income. Key methods under this approach include Direct Capitalization, which uses the Net Operating
Income (NOI) and capitalization rates, and Discounted Cash Flow (DCF) Analysis, which projects future income streams and discounts them to present value.

This approach is crucial for income-producing properties, such as rental properties, office buildings, and commercial real estate.

Cost Approach:

The Cost Approach estimates the cost of replacing or reproducing the asset, adjusted for depreciation. It is most relevant for properties that are new, unique, or have limited
comparables.

This approach separately values the land and the depreciated replacement cost of the improvements.
